The trailer simply drives out from under the house. And just as flexible in reverse: trailer back under, lower, relocate — any time.

Crane placement is also possible. On difficult terrain, in tight spots or where site usage calls for it, we set the module down by crane. The trailer route remains the standard; the crane is the flexible alternative.

We have worked on housing, modular construction and flexible space solutions for years. We kept running into the same contradiction: the need for additional space keeps growing — while the traditional route to it becomes more complex, slower and more expensive. Modern modules have long been the better answer: high quality, predictable costs, fast to deliver.

Frequently asked questions

What operators ask first.

Do I need a building permit?
Usually not in the classic sense: the mobile modules (T1–T3) sit on a trailer chassis and legally keep the status of movable property — on licensed campsite and holiday-park land this is possible in many German states without a formal building application; often a simple notification to the authority is enough. Stationary variants (T4, log cabin) generally require a permit. We assess your specific case in advance in the free renewal report — an address is all we need, and you get a solid assessment — even if it advises against an exchange.
How quickly can I start letting?
Depending on the model, 12–24 weeks from order to opening: T1/T2 in 12–16, T3 in 14–20, T4 and log cabin in 16–24 weeks. The key point: around 75% of that time is factory production — installation on your site takes only a few days, with minimal disruption. The pitch is offline for days, not months; your park stays open throughout.
Leasing or purchase — what is common?
Most operators start with leasing: 84-month term, no down payment, and the instalment is covered by the rental income. At the end you buy the module for approx. 15% residual value (example T1: approx. €6,585) — or return it. For businesses the instalments are generally fully deductible as operating expenses; processing runs through established leasing partners with approval within a few days of submitting the required documents. Direct purchase is possible at any time — both prices are shown transparently for every module.
Are the modules really usable all year round?
Yes — that is the real earnings lever compared with old mobile homes. The modules leave the factory fully insulated and heated (the premium lines with wall construction and glazing to residential standard) and let from January to December instead of April to October. A seasonal pitch becomes a year-round category — which is exactly where the 50–65% occupancy in our calculator comes from.
Do I have to renew the whole park at once?
No — the program is deliberately designed “unit by unit”. Many operators start with 4–6 modules in one zone: each new unit earns from opening day, covers its own lease instalment and provides the proof for the next expansion stage. You spread investment and risk over several seasons instead of turning the park upside down.
What about foundations and utility connections?
Modules sit on screw foundations or the integrated support system — no concrete pouring, removable without residue. Water, waste water and power connect to the existing pitch infrastructure; the modules arrive fully fitted from the factory, and we supply the connection plans. Everything remains detachable — the house can be relocated or removed at any time.
What happens to the old mobile homes?
On request we organise removal and disposal as part of the same operation: old unit out, pitch prepared, new module in. One area, one contact, one date — and no corner full of scrapped units putting guests off for months.
Which running costs should I plan for?
Our model deliberately uses a conservative 25% of rental revenue for operations — covering cleaning, platform commissions (Booking.com etc.) and energy. Add the lease instalment. Both are already deducted in the calculator above: the additional profit shown there is meant as a net figure, not window dressing. We prepare the exact numbers for your site in the renewal report.
